Each unit has a 2-person occupancy limit; with one occupant being 60 years of age or older.

Lease holder must not exceed a salary of $56,500 a year.

Orangetown Housing Authority i.e. Cortwood Village offers preference to men and woman who have served in the United States Armed Forces and men and woman who have worked/volunteered for any affiliate organization within the Town of Orangetown including Volunteer Fire Departments, Ambulance Corps, and Police Departments.
Tenant Policy For In-House Movement

Any tenant looking to move from the 2nd floor to the 1st floor or 1st floor to 2nd floor or same floor movement will fill out an application to move and be placed on the Orangetown Residents waiting list.

When their name comes up and the desired floor becomes available, the Tenant will be moved without renovation charges for the new unit.

If no desired floor unit is available, the tenant will get the next available desired floor unit.

If a unit becomes available on the desired floor and the Tenant declines, the application request will be terminated.

Upon receipt of an application for in-house movement a background check (criminal and credit) will be performed for the in-house move.

For Tenants with walking stairs disabilities a chair lift can be installed and maintained by the tenant. All costs for the chair lift (installing, maintaining and removal upon leaving) will be the Tenant's responsibility.

All chair lift installations must be approved by the Orangetown Housing Authority.

The Orangetown Housing Authority reserves the right to deny a chair lift installation.

The Orangetown Housing Authority reserves the right to deny an in-house move based on factors, for example poor credit or criminal background check.

The Orangetown Housing Authority reserves the right to cancel the In-House Movement Policy.
